POSITION TITLE: Asset Manager
REPORTS TO: Director of Asset Management - American House
SUPERVISES: Assigned Financial Analyst, Junior Asset Manager
PERSPECTIVE
The Asset Management department is charged with the day-to-day implementation of business plans and programs for properties, considering the objectives and needs of the clients, owners and lenders with a focus on increasing the value of the properties being overseen. The Asset Management role merges the oversight of operations, sales and leasing with hands on financial planning and execution to maximize and protect the health and ownership of the real assets of the organization.
The position is characterized by a high degree of responsibility, creativity, problem solving, vision, accountability, technical aptitude and diplomacy.
The Asset Manager position is designed to represent and oversee American House’s ownership interests in a dynamic portfolio of seniors housing comprised of multiple acuity classes (independent living, assisted living and memory care). The primary goal of this position is to drive value creation in his/her portfolio of assets and to ensure communication with key stakeholders. The position is characterized by a high degree of responsibility, executive interface, creativity, problem solving, vision, accountability, technical aptitude and diplomacy.

QUALIFICATIONS
1. BA or BS in Management, Business Administration, Finance, Accounting, Real Estate, Senior Housing or related field.
2. Minimum three years of experience in the real estate industry and /or Senior Housing Industry.
3. Expert level proficiency with Microsoft Office software, particularly Excel software, ARGUS projection software a plus
4. Working knowledge of development, acquisition, construction and management issues, policies, and procedures
5. Conversant with and knowledgeable of the following aspects of property fundamentals:
a) Accounting and Finance
b) Budgeting
c) Business Planning
d) Partner and Owner Relations
e) Insurance
f) Management Skills
g) Property Taxes
h) Partnership Agreement and Structure
i) Debt Agreements
j) Management Agreements
6. Able to troubleshoot problems, seek creative solutions and work with multiple disciplines on multiple projects at the same time.
7. Able to prepare computer generated financial feasibility analysis, cash flows, and pro-forma.
8. Able to effectively communicate and persuade; demonstrate well-developed oral and written skills in the presentation of ideas and concepts to lenders and investors
